Your condo market seems to be off the bottom and have improved considerably. Our area in Bergen County New Jersey has done the same. Many other areas around the country are doing better. Since the credit crisis, FHA has gotten stonger in our area. Two years ago I don't think we use it at all. Now, for credit scores from 600 they are the only game in town. Their guidelines allow up to 45% ratio's and greater with some special circumstances. Our area is to $625,000, Bergen County New Jersey is an expensive market.
